What a Master Agent Is, and Why It Matters to You

Two of the agencies above call themselves master agents, and the term is not marketing. A master agent holds the direct sales mandate from a developer for a project or a block of units, then distributes that inventory to sub-agents who market it under their own names.

This has three practical consequences for a buyer:

  • Pricing originates upstream. Developer pricing, discounts, and payment terms are set at the master agent level. A sub-agent four steps down the chain cannot usually improve on them.

  • The agent showing you a unit may not hold the mandate. That is not automatically a problem, but it does mean answers about availability and incentives can be slower and less reliable.

Voluntary credentials exist and are worth something. The Thai Real Estate Broker Association runs courses and issues membership, the Thailand Professional Qualification Institute awards graded competency certificates, and the Certified International Property Specialist designation is held by some agents working with foreign buyers. None of these is compulsory, and none appears on a public database you can check the way you would verify a solicitor.

So verification falls to you. Ask for the registered Thai company name and its Department of Business Development registration number, then confirm it independently. In practice, an agency that hesitates over that request has already answered the question.
