Phuket property payment plans often decide who can buy, as much as the price does. Many off-plan projects ask for a large share of the price in the first year. That is hard for buyers whose money is tied up in a business or sitting overseas. Gardens of Eden, a development near Bang Tao Beach, publishes three different schedules, and two of them move part of the balance to after handover.
This guide explains each plan, what it changes for a foreign buyer, and what to ask before you sign. All percentages come from the developer's published plan sheets.
Why Payment Plans Matter for Foreign Buyers in Phuket
Phuket's higher-end market, including the branded segment we cover in our look at Phuket's boom in branded leisure residences, usually asks for a heavy commitment up front. For a foreign buyer there is an extra layer. Funds generally have to be sent from overseas, so a big early payment means moving a large sum at once.
A payment plan changes when your money leaves your account. It does not change the price of the unit. That timing can still decide whether a purchase fits your finances at all.
How the Gardens of Eden Payment Plans Are Structured
Gardens of Eden shares plans for three developments. Each has a standard plan. Eden Residences and Park Residences also have an additional plan that carries part of the balance past handover.

Eden Residences Payment Plans

Eden Residences is a low-density development of 141 residences, according to the Gardens of Eden website. The standard plan is simple: 50% at signing, then two payments of 25% scheduled for June 2026 and December 2026.
The additional plan lowers the first payment from 50% to 35%. Two smaller payments of 10% (May 2026) and 5% (December 2026) follow during construction. The other half of the price is then spread over 1, 2 or 3 years after handover.
Park Residences Payment Plans

Park Residences sits about 250 metres from Bang Tao Beach, based on the developer's own page. The standard plan has five steps: 35% at signing, then 20% on 30 June 2026, 20% on 31 December 2026, 15% on 31 August 2027 and 10% on 31 December 2027.
The additional plan cuts the signing payment to 20% instead of 35%. It adds 15% on 31 May 2026, then 10% during construction, 10% at finishing and 5% at handover. The final 40% is paid in installments over 1, 2 or 3 years after handover.
Lake Residences Payment Plan

Lake Residences uses a schedule tied to the building. After 35% at signing, the remaining 65% is paid in four stages: 20% at foundation works, 20% at structural works, 15% at finishing works and 10% at completion. Payment follows progress on site rather than the calendar.
The Lake plan sheet shows no post-handover installments. Plan to have the final payment ready when the project is complete.
What These Plans Change for a Buyer
-
Lower entry commitment. At Eden Residences the signing payment falls from 50% to 35% under the additional plan. At Park Residences it falls from 35% to 20%.
-
Payments that follow the build. Park and Lake Residences link later payments to project stages, so money moves as the building does.
-
Time to plan your cash flow. Post-handover installments overlap with the period when a unit can be used or rented out. Rental income is never guaranteed, so treat it as a planning variable and not as a way to fund payments.
None of this makes a unit cheaper. It makes the commitment easier to fit around your income, which suits buyers who run a business or earn in another currency.
Ownership and Currency Points for Foreign Buyers
Foreigners can own condominium units freehold, as long as foreign ownership stays within the 49% quota of a project's total unit area. Foreigners cannot own land outright in Thailand. For houses and villas on land, the usual routes are a registered leasehold of up to 30 years, renewable, or a Thai company structure. You can read the official framework on the Department of Land website, and a licensed Thai property lawyer should confirm which route applies to you.
Currency matters too. Purchase funds typically need to be remitted from overseas in foreign currency, and a plan spread over several years adds exchange rate risk in both directions. If your income is not in baht, factor that into your budget. For more on the area, see our Bangtao Beach living guide.
Questions to Ask Before Signing a Payment Plan
-
Do post-handover installments carry a cost?
The plan sheets show percentages and timing, not pricing terms. Ask whether installments include interest or a price adjustment. -
How is each construction stage verified?
Ask who confirms completion and what the contract says if a stage is delayed. -
Which schedule applies to a new contract?
The sheets use fixed dates, and some, such as May 2026, have already passed. Ask the sales team for the current schedule. -
What is the full cost picture?
Request a written list of transfer fees, taxes and recurring charges so you compare total cost, not only timing.
A simple way to compare plans:
-
List how much cash you can commit now and how much you expect to have in each of the next three years.
-
Match each plan's payment dates to that cash timeline.
-
Add currency risk by testing your budget against a weaker home currency.
-
Ask for the contract and have a lawyer review it before paying a deposit.
Payment plans do not make Phuket property cheap. They make it reachable for buyers who think in cash flow.
