This low-rise residential area, thoughtfully designed by Sena HHP9 Co., Ltd., features three stylish buildings, each with eight floors, tucked away in a lovely green neighborhood. With wide open spaces, unique architecture, and lots of amenities, this isn’t just a place to live; it’s a base for growing a community.
Overview of SENA-AZU Rama 9
Instead of following the trend of high-rise apartments, SENA-AZU Rama 9 chooses a cozy and friendly living set-up. Spread over about 8-2-59 rai, it creates a blend of nature and construction in Bangkok’s lively Huai Khwang District. It includes 574 smartly designed units across three small buildings, plus a two-story clubhouse and a seven-story parking building. Parking is well-handled here, with space for 394 cars, which covers about 70% of the needs.
Amenities and Design
A notable feature at SENA-AZU Rama 9 is its swimming pool, which is even bigger than Olympic size, perfect for both serious swimmers and those looking to relax. Additionally, a large four-rai public garden provides a peaceful spot for residents to unwind or enjoy activities in green surroundings.
The way the parking and clubhouse are kept separate from the living areas shows smart planning, offering a clutter-free place to live. Dedicated to the concept of Universal Design, the entire area is designed to be welcoming and accessible, accommodating people of all ages and needs while keeping aesthetics and functionality in check.

The Location: Rama 9 District
SENA-AZU Rama 9 is conveniently located on Rama 9 Road, ideal for those who drive. Positioned in Soi Rama 9 Soi 17, public transport might be a bit tricky as it's about 1.25 km from the main road. However, this is made easier by the development’s shuttle van service that takes residents to the MRT Cultural Center, making it easier to get around Bangkok.
Even though it's tucked away in a quieter alley, it's not too far from the action. Nearby, you'll find the bustling Asoke and Ratchadaphisek areas, with shops, restaurants, and entertainment just a short drive away. While local facilities might not be plentiful, the seclusion offers a peaceful break from city life, great for car owners looking for a quieter home.
Community and Surroundings
Surrounded by other low buildings and nature, the project gives off a secluded vibe without feeling isolated. The peaceful Khlong Chuad Yai canal borders the development to the north, providing a green view and natural feel. To the south, Soi Chamnian Saem is the main access point, letting residents connect with the city while maintaining their privacy.
Final Thoughts
SENA-AZU Rama 9 is designed for those who value balance—between being close to city life and enjoying a tranquil community vibe. It highlights modern urban designs that put human experience first over sheer building density, making it a great choice for those who want quality living spaces that respect both function and community.

Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?
Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?
Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.
While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.
Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
