The Civilize Ladprao: A Unique Mix of Work and Living Spaces
In the lively hub of Bangkok's Ladprao District, The Civilize Ladprao offers something different from the usual real estate options by combining homes and office spaces smoothly. Created by Inter Property Company Development Co., Ltd., this special home office project reshapes city living and working spaces for today’s entrepreneurs. Instead of focusing on luxury, The Civilize Ladprao emphasizes practicality, thoughtful design, and a great location, providing a space where you can balance your personal and work lives.
Overview of The Civilize Ladprao
The Civilize Ladprao is split into two phases and has eight unique units. Each is a three-and-a-half-story structure perfect for a home office. With careful attention to detail and usability, it forms a place where life and work blend effortlessly. It’s tailor-made for small businesses and entrepreneurs, offering move-in-ready units, so there’s no need to worry about decorating or setting up.
Property Details
You have two types of home office units here, both thoughtfully laid out to make the best use of living and working areas. Here's what you get:
- Phase 1: Located on Soi Satriwitthaya 2, Soi 10, Intersection 3, this phase includes 2 furnished units. Each covers a plot of 47 square wah (sq.w) and offers 410 square meters of usable space. They include 3 bedrooms, 4 bathrooms, and parking for up to 6 cars.
- Phase 2: Found on Soi Samoe Damapong, this phase offers 6 fully fitted units ranging from 60 to 73 sq.w per plot. They have the same usable space, with 3 bedrooms, 4 bathrooms, and room for 6 cars.
The 2.5-meter-high ceilings add to the roomy feel that is a hallmark of The Civilize Ladprao’s design. Every aesthetic choice is practical, from the polished concrete floors to the modern, simple exterior look. Big balconies at the front and back offer a breath of fresh air, letting you enjoy the outdoors while keeping the vibe quiet and private of a smaller residential area.
Location and Accessibility
The Civilize Ladprao is set up in a great spot in Bangkok’s busy Lat Phrao District, offering both privacy and easy access to the city. It’s tucked into a quiet community but close to major roads like Lat Phrao Road, Phahon Yothin Road, Prasert Manukit Road, and the Ram Intra Expressway. These roads make it easy to get around the district and beyond, which is handy if you often travel for work or personal errands.
Even though it's tucked away, there are plenty of local amenities and services nearby. The project encourages the use of personal vehicles for daily travels since public transport isn’t frequent in the immediate area. Bus 156 runs along Nakniwat Road and connects you from Bang Kapi to places like Big C Lat Phrao. Plus, the upcoming Yellow Line electric train on Lat Phrao Road will boost public transportation options.
The positioning of The Civilize Ladprao ensures you're always connected to the hustle and bustle of the district while enjoying a peaceful place that suits both work and life.
A Balanced Take on Work-Life Integration
The Civilize Ladprao puts a fresh spin on the home office by focusing on personal well-being and getting work done efficiently. Entrepreneurs and small business owners will find spaces that inspire creativity and productivity without giving up comfort or lifestyle quality. By blending practicality with the coziness of home, the project makes it easy for residents to switch smoothly between work tasks and relaxing.
Surrounded by greenery and supported by essential road networks, The Civilize Ladprao is a great option for anyone looking to balance the challenges of modern life. Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?
Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Hello you interested prawet area?
Thanks for your replies and helping me out!
Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?
Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.
While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.
Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
