About Than Living Sathorn-Charoen Rat
A Closer Look at Than Living Sathorn-Charoen Rat: A Friendly Insight
Located along the ever-developing Charoen Rat Road, Than Living Sathorn-Charoen Rat has become a recognizable feature in Bangkok's dynamic scene. Built by Siralai, this high-rise condo project is all about contemporary living that touches both the heart and the brain. Positioned right where Chan Road intersects with Rama III Road, it offers a perfect mix of tranquility and city convenience. Instead of indulging in the typical 'urban sophistication,' this place is more about offering a realistic home for everyday life.
Project Overview
Than Living Sathorn-Charoen Rat is a 36-story condo building with 523 units. It presents a wide variety of unit types to suit different lifestyles, from cozy 1-bedroom units for singles or couples to spacious penthouse suites that provide stunning city views. Here's a breakdown of what they have:
- One-Bedroom Units: Sizes range from 29 to 45 square meters, starting at 2.7 million baht. Perfect for city professionals wanting a cozy yet easy-to-manage space.
- Two-Bedroom Units: Ranging from 62 to 71 square meters, prices start at 4.2 million baht. Great for small families or those who need extra room for a home office.
- Two-Bedroom Duplexes: Offering an interesting spatial experience, these range from 68 to 123 square meters and start at 7.6 million baht.

The condos are built with a ceiling height of 2.7 meters, giving a sense of openness and ease. The building's parking is noteworthy, fitting up to 298 cars which is 57% of the total units, making it hassle-free for residents with vehicles.
Amenities and Facilities
The smart design goes beyond just the living spaces; it's also about shared amenities that promote a community-focused lifestyle. Residents have access to a 20-meter salt-water pool, great for both relaxation and workouts. Families will enjoy the kid-friendly pool, while fitness buffs can use the fully equipped gym. For a quiet spot for reading or work, the library offers a nice retreat.
Other cool features include a yoga and aerobics room, and handy changing rooms near the facilities. The Panorama garden on the 37th floor provides a peaceful getaway with city skyline views—a rare find in urban settings.
Neighborhood Vibes: Connecting and Chilling
Charoen Rat Road runs parallel to the busy streets of Charoen Krung and Charoen Nakhon, intersecting with Chan Road. Being close to major transport options like the expressway entrance/exit at Chan Road and BTS Surasak Station about 2.3 kilometers away, makes commuting easy and predictable.
While the area is still growing and lacks some amenities of more mature districts, it offers essential services and conveniences within a short drive. Nearby spots include Shrewsbury International School, home essentials store HomePro, and the lively Asiatique riverfront for leisure and shopping. Robinson Bangrak and Central Rama 3 are also within reach for more serious shopping trips.
Adding a bit of cultural depth, the Teochew Association and landmark hotels like Montien Riverside mix old-world charm with modern life.
The Design: Practical and Comfortable
The design of Than Living Sathorn-Charoen Rat is all about being smart with space and offering good value without skipping on comfort. Each corner of the condo is well thought out to ensure it's a personal retreat amid city life.
People living here are usually those familiar with the Sathorn and Rama 3 areas. It's a choice spot for individuals and families who like access to the city but also enjoy a place that allows them to escape the usual hustle and bustle.

Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?
Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?
Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.
While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.
Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
