Porch Condominium Premio Condominium: Discover a New Residential Development in Lak Si District
Porch Condominium Premio Condominium is a thoughtfully designed low-rise residential community right in the busy Lak Si District of Bangkok. Situated in Soi Chaeng Watthana 12, this place offers a welcoming mix of modern style and practicality. With just 101 units in a seven-story building, it creates a cozy, close-knit community vibe. It's perfect for young professionals and small families thriving in the lively Chaeng Watthana area.
Project Overview
Developed by One Hundred and Rising Co., Ltd., Porch Condominium spans nearly one rai of land. Construction kicked off in mid-2019, with plans to wrap up by the end of 2023. With an average of 17 units on each floor, the building maintains a comfortable density, ensuring privacy for residents. There are parking spots for 38 vehicles, covering 37% of the total capacity, providing a balance between shared areas and personal amenities.
Living Spaces and Design
The development mainly features one-bedroom units with two layout options—standard and plus. Standard one-bedroom units vary from 29.20 to 33.60 square meters, and the 'Plus' version offers a roomier 41 square meters. Each unit is designed to be functional, with a ceiling height of 2.6 meters for a bright and comfortable atmosphere. The units start from 1.99 to 2.6 million baht, a competitive price considering the high-quality materials used inside.
The design philosophy emphasizes simplicity and charm, taking full advantage of natural light with efficient layouts for modern living. The interior materials are top-notch, allowing residents to enjoy a sense of luxury without a hefty price tag.

    Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?

Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?

Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.

While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.

Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
