About Lumpini Ville On Nut - Phatthanakan
All About Lumpini Ville On Nut – Phatthanakan
Right between the lively Srinakarin and Pattanakarn Roads is Lumpini Ville On Nut – Phatthanakan, a great spot for accessible city living. Created by L.P.N. Development Public Company Limited in early 2014, this place has seven low-rise buildings with eight floors each, making a nice community spot in the busy Prawet district of Bangkok. Even though it's considered economy-class, Lumpini Ville provides a comfy and well-thought-out living space that's perfect for those who want convenience without breaking the bank.
Layout and Design of the Buildings
Sitting on about 15 rai, Lumpini Ville On Nut – Phatthanakan includes 1,594 units spread across its seven buildings. With a maximum of 36 units per floor in buildings B2 and C2, there's a good balance between density and comfort. The architecture follows Lumpini’s classic style, with smart layouts and handy amenities. Although parking is a bit tight—there are 550 spaces, handling about 35.13% of cars with double-parking—the setup works well for those who prefer public transport or have a secondary home in the city.
You can choose from different floor plans like 1-bedroom units ranging from 22.5 to 26 square meters, and 2-bedroom units at 45 square meters. The pricing is appealing—starting around 1.18 million Baht, which is roughly 52,444 Baht per square meter. Each unit has laminate floors and standard aluminum windows, designed to make the most of the space, which is key for city living.
Everyday Amenities That Make Life Easier
- Clubhouse Perks: There's a fitness center and swimming pool in a separate building. The pool has sections for both adults and kids, making it a welcoming spot for families.
- Green Spaces: Each building has a courtyard garden, creating a peaceful escape in the city. These gardens are perfect for unwinding and hanging out with neighbors.
- Convenient Shopping: Building A has shops like convenience stores, a laundry, and a salon on the ground floor, reducing the need to go far for everyday needs.
Location: Easy Access and Community Vibes
Located on On Nut Road, getting to everyday spots is a breeze. There are plenty of public transport options, including a bus stop nearby with frequent services. For those who like train travel, the Airport Rail Link at Hua Mak is close, with a shuttle service from where you live.
If you drive, dealing with traffic might take some planning due to ongoing work at Pattanakarn Intersection, but once it's done, it should help ease congestion a lot. Major roads like the Sri Rat Expressway and Motorway are easy to reach, giving you quick routes to Suvarnabhumi Airport (11 km away) and the greater Bangkok area.
The neighborhood is chock-full of amenities; you can shop at places like Seacon Square Srinakarin, Paradise Park, and Thanya Park, or enjoy a walk at Suan Luang Rama IX. Local markets and eateries offer a mix of traditional and international foods, creating a communal feel that appeals to both families and young professionals.
Things to Consider for Potential Buyers
The economy-class label shows through with a higher density per elevator (about 114 rooms per lift on average) compared to more expensive locations. While this might mean busier peak times, it also reflects the reasonable pricing, opening up city living to more people.
Parking is a minor issue, especially for those who rely a lot on their own cars. But the project's strategic location and underused public transport options help balance this out.

Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?
Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?
Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.
While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.
Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
