Granada by SC Asset: An Easygoing Mix of Calm and Sophistication
Sitting comfortably between the busy Boromratchonnanee and Phutthamonthon Sai 3 roads in Thawi Watthana, Bangkok, the Granada project offers a refuge of privacy, mixing elegance with plenty of open spaces. Covering 86 rai, this impressive residential spot has just 39 homes, making sure each one has plenty of space and privacy. With spacious plots of nearly 2.2 rai per home on average, the environment here is peaceful, reflecting grand living spaces that meet modern needs.
Property Details and Design
The Granada homes are large, two-storey detached houses ranging from around 200 square wah to one rai, with prices starting from 40 million baht and going over 100 million baht. This development is marked by its dedication to open and spacious living. No house borders the project’s boundary or sits too close to its neighbors, ensuring better security and privacy.
Granada’s design leans towards a classic modern Spanish style, offering a timeless elegance. The available homes vary in size, with a standout mansion giving about 767 square meters of living space on a 1.5 rai plot, bringing luxury and comfort together. These homes balance classic looks with modern features, including landscaped gardens, private pools, and stylish interiors.
Exclusive Features and Amenities
Granada focuses on exclusivity with a range of well-thought-out amenities. The shared areas aren’t just large; they’re beautifully landscaped, using over 50% of the project’s land. This dedication to open green spaces makes Granada stand out. The project includes a grand waterfall garden, streams, waterside pavilions, and a charming golf course, ensuring leisure and peace are always available.
Residents benefit from a modern, reliable security setup. A Double Gate Security system, plus 24-hour security and CCTV, ensures safety. With an access card system for residents, everyday life is stress-free and secure across Granada’s shared areas.
Location and Accessibility
Located conveniently along two key roads in Bangkok, Granada provides easy access to the city. Boromratchonnanee Road offers a direct route to central Bangkok, while Phutthamonthon Sai 3 Road is a convenient second entrance. Residents move easily between their peaceful homes and the bustling city without the usual stress of city commuting.
The area is set for future development in public transport, with the Bang Khae - Phutthamonthon Sai 4 extension of the Blue Line (MRT) improving connectivity. The Thawi Watthana Station, near Phutthamonthon Sai 2 station, will enhance access, making Granada a smart investment both for now and the future.
Lifestyle and Living at Granada
Living at Granada isn’t just about choosing a home; it’s about committing to a lifestyle of calm luxury and well-considered privacy. The project perfectly blends function with luxury, allowing homeowners to personalize their spaces while keeping communal areas well-maintained.
Even five years after launch, Granada’s maintenance is exceptional, with great care taken to keep the surroundings pristine and welcoming. This ongoing attention to upkeep means the community continues with its original charm and aesthetics—a reassurance to those seeking a home that reflects ongoing care and luxury.
For families, Granada offers immense flexibility. While grand in scale, the homes offer customization options—whether you dream of building a guesthouse on the substantial plots or simply decorating with custom furnishings. The possibilities to shape your living space are as vast as the homes themselves.

Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?
Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Thanks for your replies and helping me out!
Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?
Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.
While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.
Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
