Discovering Delight Rama 5 – Kanchanaphisek: A Friendly Review
In the lively Bang Yai area, right by Kanchanaphisek Road, there's a peaceful spot for families ready to settle down. Delight Rama 5 – Kanchanaphisek is a housing project that's perfect for small families. With its modern look and sensible layout, this development by Pruksa Real Estate really captures what it means to live comfortably and affordably.
Project Overview
The Delight Rama 5 project has 93 homes, including both standalone and semi-detached houses, spread out over 16-3-40.8 rai of land. These homes are designed for families of up to 4-5 members and offer a space that's both manageable and practical. With prices starting in the late 2 million baht range, they're a great choice for new families ready to put down roots without overspending.
Details and Design
There are three types of houses here: Linear A (red), Linear B (orange), and Angle (blue). Each offers 110 to 135 square meters of living space, complete with three bedrooms, two bathrooms, and parking for one or two cars. Built using modern materials and techniques, these homes are both durable and stylish.
As you explore a sample Linear A home, you'll find a relaxing living space that encourages you to unwind. The living room transitions into the dining area, featuring a sleek, glass-topped table that's perfect for meals or work. The modern kitchen-pantry area on the ground floor is both functional and stylish.
Upstairs, there's flexibility for the bedrooms to cater to various needs—a workroom or a guest room, perhaps. The design allows plenty of natural light, aligning well with the vision of comfort for a small family. Some might find the spaces a bit snug, but there's room for personal touches thanks to thoughtful planning.
Community and Amenities
Delight Rama 5 doesn't have fancy amenities like pools or gyms, but it provides essentials suited to family life. There's a small park for recreation and community events. The landscape, though still developing, is set to become a lush, green area for residents as the new trees grow.
Security is solid with a CCTV system at the entrance, a 3-meter high fence, and an access card system, giving residents peace of mind. The well-thought-out infrastructure shows a real effort to maintain a safe and tranquil community.
Location and Benefits
Based in the Bang Yai area of Nonthaburi, Delight Rama 5 is conveniently accessible. It's close to the Outer Ring Road, linking easily to Rama 2 or Nakhon In Road. The neighborhood is a mix of residential townhomes and open spaces, creating a typical suburban feel.
Transport options score a 7 out of 10 for convenience, thanks to the nearby major roads. While public transport isn't right outside, there are key routes that make commuting manageable. Schools, shopping centers, and hospitals are close enough to cover daily needs without too much trouble.
Final Thoughts
Delight Rama 5 – Kanchanaphisek sets itself apart as a well-planned development for small families seeking space, security, and a sense of community at a reasonable price. It scores 8/10 for safety, 8.25/10 for design and space, and 8/10 for environmental conditions. Despite not having lots of luxury extras, it keeps a nice balance between what's needed and leaving room for future changes.

Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?
Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?
Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.
While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.
Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
