Nestopa Property Pulse 2026 Phuket Brings Together Thailand's Real Estate Community

The first edition of Nestopa Property Pulse 2026 Phuket marked a significant moment for Thailand's real estate industry, bringing over 200 developers, agents, investors, brokers, and property professionals together for an afternoon of market insights, meaningful networking, and industry collaboration.

Held on 26 May 2026 at Saii Laguna Phuket, the event ran from 2:00 to 5:00 PM, followed by a sunset networking reception that extended conversations well into the evening. As one of the standout Phuket property events of the year, Property Pulse delivered something the market has long needed: a dedicated, community-driven platform where the industry connects beyond listings.

What Is Nestopa Property Pulse?

Nestopa Property Pulse is a Thailand property event series created by Nestopa, Thailand's first AI-powered property portal, with the goal of connecting developers, agents, and investors across the country's key real estate markets. The series is designed to go beyond the standard property expo format, focusing on genuine market discussions, speaker panels, and relationship-building within the industry.

Phuket was the first stop on the 2026 roadshow. Upcoming editions are planned for Koh Samui, Bangkok, and Pattaya.

200+ Attendees, 35+ Developers: A Strong Turnout for Phuket's Property Sector

The Phuket edition drew strong attendance across all segments of the real estate community. More than 200 professionals attended, spanning real estate agencies, property developers, investors, brokers, and industry specialists. Over 35 Thai and international developers participated as attendees and exhibitors, a clear signal of Phuket's continued momentum and the sustained international appetite for property on the island.

The mix of participants reflected the breadth of Phuket's real estate ecosystem, from boutique agencies to large-scale developers, and from local market specialists to international property networks.

Sessions: An Afternoon of Market Insight and Expert Perspectives

The afternoon programme moved through a structured set of presentations, a panel discussion, and audience Q&A, covering the topics that matter most to Phuket’s real estate community right now:

Nestopa Market Insights: Phuket Property Trends — Speaker: Kevin Speakman, Co-Founder & Co-CEO, Nestopa. A data-driven overview of buyer demand, pricing movement, and market momentum across Phuket’s key locations, setting the context for the discussions that followed.

The Rise of Branded Residences in Phuket — Speaker: Rathawat Kuvijitrsuwan, SVP of Operations and Strategy, Capstone Asset (Peylaa Phuket). An examination of how branded developments are reshaping buyer demand, pricing benchmarks, and investment appeal across the island.

Better Than Freehold: Redefining Property Ownership — Speaker: Andrew Moore, Chartered Director and Chairman, Better-than-Freehold. A session exploring alternative ownership structures and how forward-thinking approaches to property rights can benefit buyers and investors in Thailand.

Leaders Panel: What’s Next for Phuket’s Property Market — Moderated by Kevin Speakman, with panellists Kaled Kamala (KZ Architecture), Iain Tiltman (Lanta Island Property & Phuket Property Network), Chris White (International Property Alerts), and Marcus Divirgilio (Anan Property Group). Developers and agency leaders discussed Phuket’s next growth phase, buyer trends, and what the market is currently underestimating.

Why Trusted Agents & Developers Will Win in Phuket — Speaker: Mike Davison, Founder, Living In Phuket Property. A practical session on building a personal brand and digital presence in real estate, and why trust and authenticity will define who succeeds in an increasingly competitive market.

Buyers Trends 2026 vs 2025: What’s Selling and What’s Slowing Down — Speaker: Asa Marsh, Founder, Easy Living Phuket. An honest on-the-ground snapshot of which property types and price points are performing well, which are not, and what that means for buyers and developers heading into the second half of 2026.

Nestopa Agency Awards 2026: Recognising Phuket’s Best

Property Pulse Phuket 2026 also served as the venue for the Nestopa Agency Awards 2026, Nestopa’s recognition programme honouring real estate firms that raise the bar for service, transparency, and quality of living across Thailand’s property market. Three awards were presented on the day:

Best Agency — Anan Property Group. Anan Property Group, a leading luxury real estate agency based in Phuket, received the top Best Agency title for its commitment to transparency, trust, and excellence in the high-end market. The agency’s managing director, Marcus Divirgilio, summed up their philosophy simply: “We believe that when you take care of people properly, you enhance their quality of living.” Their curated portfolio, rigorous due diligence, and client-first approach — covering everything from initial viewings through to post-sale support — set a benchmark for how luxury property should be handled in Phuket.

Best Boutique Real Estate Agency – Phuket — Issara Real Estate. Founded by British expat Elliot Butler, Issara Real Estate is a Phuket-based boutique agency specialising in luxury villas, pool villas, and sea-view condos across Bangtao, Layan, Surin, Kamala, Rawai, Cape Yamu, and Laguna. The award recognised the agency’s intentionally small team structure — ensuring every client works directly with someone who genuinely knows the Phuket market — and its commitment to pressure-free, honest guidance covering ownership structures, title deeds, due diligence, and negotiation. As Butler puts it: “Real estate goes beyond transactions; it’s about people, lifestyle, and long-term decisions.”

Best Digital Presence — Living In Phuket Property (Mike Davison). As noted above, this award recognised Mike Davison’s work in building one of Phuket’s most prominent real estate YouTube channels — a demonstration of how consistent digital content can build genuine trust with buyers and investors long before a transaction takes place.

Industry Reaction: What Attendees Said

The response from attendees and participants reflected a genuine appetite for this kind of industry gathering in Phuket.

Mike Davison of Living In Phuket Property described the event as a personal milestone: speaking on stage for the first time about real estate, content creation, and personal branding, and calling it an experience he would do again without hesitation. He credited the event's success to Kevin Speakman's hard work in pulling it together.

The Luxe Group, a luxury property agency in Phuket, shared that attending Property Pulse allowed their team to stay connected with the latest market movements and build valuable industry relationships, the kind of knowledge-gathering they see as central to serving their clients well.

Real estate and hospitality professional Athittaya (Amy) Rodthong praised the atmosphere created by the Nestopa team, noting the quality of guest speakers and the energy brought by developers, agency partners, and property professionals gathered in one room. She summed up the feeling many attendees shared: that events like this make the real estate community stronger through collaboration, connection, and shared ideas.

Beyond Listings: Nestopa's Vision for Industry Connection

Property Pulse 2026 Phuket reflects a broader vision that has been central to Nestopa's approach since its launch in 2023. As Thailand's first AI-powered property portal, Nestopa has always positioned itself as more than a listing platform; it aims to build the infrastructure that connects Thailand's real estate ecosystem, from technology and marketing services through to community-driven industry events.

Property Pulse is an extension of that vision: creating spaces where developers, agents, and investors can meet, share knowledge, and find new opportunities for collaboration, not just transact.

What's Next: Nestopa Property Pulse Continues

Following the success of the Phuket edition, Nestopa Property Pulse 2026 is set to continue across Thailand's major real estate destinations. The upcoming stops are Koh Samui, Bangkok, and Pattaya, three markets that each carry their own distinct character and opportunity within Thailand's wider property landscape.

For developers and agencies looking to connect with serious buyers, investors, and industry peers across Thailand, Property Pulse offers a high-quality platform to do exactly that.
