3. The Ritz-Carlton Residences at MahaNakhon
209 residences occupying floors 23 to 73 of the MahaNakhon tower in Silom and Sathorn, completed in 2016 and served by Ritz-Carlton residential staff. The pixelated facade by Ole Scheeren is not decoration: the cutouts are real outdoor terraces, so selected units get balconies far larger than anything else at this altitude in Bangkok. 5. The Monument Thong Lo

6. The Estelle Phrom Phong
A joint venture between Raimon Land and Japan's Tokyo Tatemono, completed in 2022 on Sukhumvit 26. The honest assessment: this is the strongest yield case here and the easiest to let. But it is luxury by finish and address rather than by scale, and the smaller units compete with an enormous rental supply around Asoke. Buy the larger layouts if you can. At 255,000 to 300,000 baht per sqm it is the only project on this list where a foreign buyer can get in under roughly 12 million baht.
Which Bangkok Districts Hold Their Value Best
Bangkok's luxury market is not one market. It is four, and they behave differently.

Wireless Road and Langsuan: the scarcest freehold land in the city, ringed by embassies, Lumpini Park and Central Embassy. Prices here are the least volatile in Bangkok because supply is effectively fixed. This is where capital goes to sit still.

Chao Phraya riverside: the most dramatic product and the most cautious buy. Much of the best riverside land is Crown Property Bureau land, which means leasehold, and the area is less connected to the BTS network than Sukhumvit or Sathorn.
The wider market backdrop supports the flight to quality. Colliers' Bangkok condominium market report for Q1 2026 put the cumulative take-up rate at 71.7 percent across roughly 214,800 units in the market, with 28.3 percent still unsold and the slowest absorption in inner-city and higher-priced stock. Developers are holding headline prices and discounting through incentives instead. For a buyer with cash, that means negotiating room on furniture packages, transfer fees and payment terms rather than on the sticker price.
Can Foreigners Buy a Luxury Condo in Bangkok?
Yes, and this is the clearest ownership route available to foreigners anywhere in Thai property. Under the Condominium Act, foreigners can own condominium units outright with freehold title, provided the total foreign-owned floor area in that building does not exceed 49 percent of the saleable area. That cap applies building by building, not city-wide, which is why availability differs so much between projects.
Some listicles state flatly that there are no restrictions on foreigners buying condos in Thailand. That is wrong, and it is an expensive thing to get wrong. If a building's foreign quota is already full, the unit you want can only be held through a leasehold registration or a Thai company structure, both of which carry very different risk and resale profiles from freehold title.
The broad sequence for a freehold purchase:

Get written confirmation from the juristic person that your specific unit sits inside the building's remaining foreign quota. Verbal assurance from a sales agent is not enough.

Remit the full purchase price into Thailand from abroad, in foreign currency, to a Thai bank account.

Obtain the Foreign Exchange Transaction form from the receiving bank. Without it the Land Office will not register the title in a foreign name.

Register the transfer at the Land Office with the FET form and the quota certificate.
Two limits are worth stating plainly. Foreigners cannot own land outright in Thailand, so a villa or house sits under a registered leasehold of up to 30 years, renewable, or a Thai company structure. And the proposal to raise the foreign ownership cap to 75 percent has been discussed since 2024 but has not become law. As of 2026 the 49 percent quota still applies. Do not structure a purchase on the assumption it will change, and take advice from a licensed Thai lawyer on anything involving company structures or long leases.

A worked example. Take a 120 sqm unit at 330,000 baht per sqm, so roughly 40 million baht. A half-share of the transfer fee is about 400,000 baht, the sinking fund at around 900 baht per sqm is about 108,000 baht, and legal due diligence adds perhaps 200,000 to 400,000 baht. On the running side, a common area fee of 120 baht per sqm per month comes to about 172,800 baht a year, before Land and Building Tax, insurance and utilities. As a rule of thumb, ongoing costs run about 0.5 to 1.1 percent of the purchase price a year.
One point worth clearing up: Thailand's reduced transfer and mortgage registration fee of 0.01 percent was extended by Cabinet on 30 June 2026 and now runs until 30 June 2027. It applies only where both the sale price and the official valuation come in at or below 7 million baht, so it does not reach any project on this list. Budget the standard 2 percent.
Rental Yields in Bangkok's Luxury Segment

Yield and prestige move in opposite directions in this market, and it catches buyers out. The more exclusive the building, the thinner the tenant pool that can afford it, and the higher the price base the rent has to service. Rough gross yield expectations:

REIC recorded 3,292 condominium units transferred to foreign buyers in Q2 2026, up 1.4 percent year on year, with the combined value up 20.2 percent to 14.803 billion baht.
