Chiang Mai's New-Build Market in 2026: What Has Changed

The city is building for a different buyer than it did a few years ago. Entry-level condos now start at around 2 million baht for studios and one-bedrooms of 27 to 43 sqm, which suit single buyers, remote workers and investors. The family-sized options on this list are houses in Mahidol and Hang Dong.

  • San Sai: a suburb to the north-east. Arise Hill.

7 Best New Developments in Chiang Mai 2026

The projects are grouped by type, condos first and houses second. They are not ranked. All prices are approximate starting prices from September 2026 and vary by unit, floor, view, and promotion.

1. The Next Jedyod 4

  • Developer: Ornsirin

  • Location: Jedyod, near Nimmanhaemin

  • Units: one-bedroom, 30 to 36 sqm; one-bedroom plus, 37 to 43 sqm

  • Price from: about 2 million baht (a second figure on the page reads 2.49 million)

  • Completion: 2027, (Pre-sale/Booking Launch: August 22–23, 2026)

  • Foreign quota: Freehold, 49% foreign quota

This is the closest new project to Nimman on our list. Ornsirin describes the design as Art Deco with a pop twist, and the building includes a pool, fitness room and green space. By the developer's own estimates, Maya Lifestyle Mall is 4 minutes away and Central Festival 10 minutes.

Trade-off: there are only two unit types, so buyers who need a second bedroom should look elsewhere.

2. The Astra Infinite

  • Developer: Ornsirin

  • Location: Chang Khlan, Mueang Chiang Mai

  • Units: studio, 30 sqm, up to three-bedroom, 96 sqm

  • Price from: about 2 to 3 million baht (the developer's pages show both)

  • Completion: unit handovers by July to September 2028

  • Foreign quota: 49% foreign freehold quota

This has the widest unit range of the four condos. Ornsirin promotes a rooftop pool with views of Doi Suthep and green areas on the first and third floors. The developer puts Chiang Mai Airport at 10 minutes and Chiang Mai Ram Hospital at 8 minutes.

Trade-off: One Nimman and Central Festival are about 15 minutes away, so this suits a driver more than a walker.

3. Arise Charoen Mueang

  • Developer: Ornsirin

  • Location: Charoen Mueang, about 10 minutes from the city centre

  • Units: five layouts, from a 27 sqm studio to a 62 sqm two-bedroom plus

  • Price from: about 2.1 million baht (the developer's range runs to 5.5 million)

  • Completion: not published, (third party website: September 2025)

  • Foreign quota: 49% freehold foreign quota

A high-rise with a Lanna-inspired design in the east of the city. Ornsirin lists the railway station at 5 minutes, Chiang Mai Airport at 12, and Bangkok Hospital at 3, which suits buyers who want hospital access close by.

Trade-off: no completion date appears on the developer's page, so ask for the construction status and handover date in writing before you reserve a unit.

4. Arise Hill

  • Developer: Ornsirin

  • Location: San Sai

  • Units: studio, 27 sqm, up to two-bedroom, 56 sqm

  • Price from: about 2 million baht

  • Completion: August 2026

  • Foreign quota: 49% freehold foreign quota

This is the nearest condo to handover. Ornsirin's tracker showed 88% overall progress on 7 September 2026, and the page lists EIA approval. The concept is pet-friendly, with a pool and shared park. Central Festival and Payap University are each about 5 minutes away, by the developer's estimate.

Trade-off: San Sai is a suburb, with the airport about 18 minutes away, so plan on a car or motorbike.

5. Habitat Mahidol

  • Developer: Ornsirin

  • Location: Mahidol area, Mueang Chiang Mai

  • Units: two-storey detached houses, 252 to 383 sqm, four to five bedrooms

  • Price from: about 20 to 30 million baht

  • Completion: November 2026

  • Foreign ownership: foreigners cannot own the land outright; lease or company route

Three models are offered: Arden (252 sqm), Vittoria (292 sqm), and Eterna (383 sqm), each with 3-car parking. Central Airport Mall is 7 minutes away, and Varee Chiangmai School is 5 minutes away, by the developer's estimate.

Trade-off: this is a luxury price band, and the land structure needs legal review before you commit.

6. Ongsa Airport

  • Developer: Thippirom Property

  • Location: Suthep, Mueang Chiang Mai, about 5 km from the airport

  • Units: single houses, twin houses and townhomes; three-bedroom models of 140 to 188 sqm

  • Price from: about 4.1 million baht

  • Completion: 2024

  • Foreign ownership: foreigners cannot own the land outright; lease or company route

This is the most affordable house on the list. Thippirom lists a clubhouse, fitness room, pool, and park, and Nestopa shows 108 units. The developer places Big C Hang Dong 3 km away and Nimman Road 6 km.

Trade-off: the developer shows only a rounded entry price, so get a written quote for each house type.

7. 999@Ban Wang Tan Modern Pool Villas

  • Developer: 999 Developments

  • Location: San Phak Wan, Hang Dong

  • Units: two-storey pool villas, four to five bedrooms

  • Price from: about 14.6 million baht (Nestopa listing)

  • Completion: completed in 2026

  • Foreign ownership: foreigners cannot own the land outright; lease or company route

This is the only project here that Nestopa lists as completed, so you can view the finished product. Four international schools sit within 3 km: Meritton British International (1.41 km), Lanna International Thailand (2.10 km), American Pacific International (2.50 km), and Chiang Mai Montessori International (2.76 km).

Trade-off: the price starts above 14 million baht, so confirm which villas are still available.

How Foreigners Buy a New-Build Condo in Chiang Mai

Foreigners can own a condo freehold, but only inside the building's foreign quota. Under the Condominium Act, foreign owners can hold up to 49% of a building's sellable area, so ask each developer how much quota remains. As a general guide, the steps run in this order:

  1. Get written confirmation that your unit falls within the foreign quota.

  2. Have a licensed Thai lawyer review the sale and purchase agreement and the payment schedule.

  3. Remit the purchase price from abroad in foreign currency. For transfers of about USD 50,000 or more, the receiving bank prepares a Foreign Exchange Transaction (FET) form, which the Land Office asks for at registration.

  4. Pay the transfer costs at the Land Office. The standard transfer fee is 2% of the registered value, and the contract decides who pays it. Specific business tax of 3.3% or stamp duty of 0.5% may also apply, and the Department of Land publishes the official rates.

Off-Plan vs Completed: Which Suits You

  • Off-plan or under construction: you get a wider choice of floors and views, but you wait for handover and rely on the developer's schedule. Check the completion date and delay terms in the contract.

  • Completed: you can inspect the real unit, view and finish before paying in full, but fewer units remain to choose from.
