The Portrait Rama 4 - Sukhumvit 38: Rethinking City Living
Sitting right in the lively heart of Bangkok, The Portrait Rama 4 - Sukhumvit 38 breaks the mold of your typical luxury condo. Developed by Krungthai Land Development Co., Ltd., this high-rise offers a fresh take on city living with its smart design and prime location. It’s all about quality materials and ensuring privacy, with convenient access thanks to two main roads, plus future plans to make the area around it even better.
Project Overview
Rising up 31 floors, this place has 333 units in total. They’ve really focused on privacy, keeping it to just 15 units per floor and providing about 75% parking space, including options for double parking. The amenities like the pool, gym, and community areas are all separate from where you live, so you get your peace and quiet without missing out on extra perks.
The project covers about 3.5 rai, and there’s room to grow with an additional ten rai planned for future development, possibly adding shops, hotels, and office spaces to make the area a bustling urban hub.
Residential Spaces and Design
The Portrait offers a variety of living spaces to suit everyone’s taste. It skips the usual studio apartments, instead offering 1-bedroom spaces from 34-45 square meters and large 3-bedroom options up to 321 square meters. With ceiling heights of 3 meters, you get plenty of light and a spacious feel.
Each condo comes fully furnished with a modern yet classic touch. The engineered wood floors add warmth, the kitchens come with standard appliances, and the overall design marries comfort with style. The furniture is carefully chosen to match the condo’s interior, making it both cozy and functional.
Amenities Designed for Community and Convenience
It’s more than just a place to live—it’s a lifestyle. The Clubhouse is the social hub, packed with modern amenities like a top-notch gym, relaxation spaces, and a library. Plus, there are playgrounds and lovely garden areas for everyone in the family to enjoy.
By keeping the active areas in the Clubhouse, the living spaces stay peaceful. It’s designed to foster community interaction while keeping the residential towers quiet and serene.
Location Insights
The Portrait's spot on Rama 4 Road, close to Soi Kuan Yu Shrine, strikes a perfect balance between easy access to the hustle and bustle of Bangkok and a bit of a retreat. There’s no direct BTS link, but Sukhumvit Sois 38 and 40 offer road access, and the nearby Din Daeng Expressway keeps things connected for drivers. With multiple routes and plenty of parking, getting around should be a breeze for those with cars.
You’ll find essentials like Theptarin Hospital and major retailers Big C Extra and Tesco Lotus Extra nearby, making daily life convenient. Plus, the area is set to improve with new commercial and green spaces in the pipeline.
Community and Future Development
The layout shows a real commitment to growth, with a clear division between living and commercial areas to encourage community connections while keeping privacy intact. With plans to develop the nearby land, the project hints at becoming a self-sufficient urban community that meets all residents’ needs.
Realistic Considerations
While The Portrait is great for those who prefer using their car, it might not be the best choice if you rely heavily on public transit due to the lack of direct BTS access. However, if you’re looking for spacious living with great attention to quality and privacy, this place certainly checks those boxes.

Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?
Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Thanks for your replies and helping me out!
Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?
Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.
While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.
Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
